The lots,, as you will note from the attached, enlarged drawing <br />of the original plat, in this area, vary from 100 feet to 120 -feet in <br />widths,, with a, depth of 175 f'eet.1 <br />2* <br />Some years ago, these four lots were combilined into a single lot an <br />which a, single, one family riesidence was built on Lot 2. Attached is a <br />copY <br />i� of an aerial photoin <br />, 'dicating the four lots and the existing homes <br />in the area in the spring of 1985. , <br />39 The proposal is <br />simply to reestablish the four <br />lots as buildable <br />single-family home <br />site's. Since <br />the new division conforms exactly to <br />the lots as they <br />were originally <br />platted, they are <br />consistent with the <br />lots in the area and appear to be <br />no problem. 1 Administrative <br />procedure <br />is simply requireid <br />in view of the <br />fact that the lots <br />were combined to a <br />single parcel at one time and, <br />more than likely, <br />for homestead tax <br />purposes. <br />c% A <br />4* We informed nformed that, the existing house conforms to the required <br />setback,, although the structure is not indicated on the attached drawing, <br />The Planning Commission and Council may wish to question the <br />applicant, as to this condition. <br />51* Utilities are available to each of the four lots involved and there <br />appear to be no other conditions necessary pertinent to an action by <br />the Planning Commission and Council. <br />
