January 31, 1986 <br />TO a- City Counci"' 1 <br />FSL' J <br />lob <br />Recently,,i the City engaged an 'independent consulting firm to <br />edv,34-se the City on the feasib-ility of hotels in certain locationAl <br />'th 01 ll <br />sir a,rie a s wi in Roseville. <br />In addition to the TH 36 - !-35W' corridor, interest is <br />N, <br />occurring in, other areas of the City for development/redevelopment. <br />These areas include those between Rosedale and I-35W,, and the <br />area immediately niorth of County Road "C", between Snelling Avenue <br />and <br />9 <br />There are, two general alternatives to gain direction and guidance <br />on what may bell the best potential land uses for these areas, 'if <br />redeveloped. The first, is to visiLit with potential developers to <br />ascertain their "'street wise" advice or comments, <br />,Pler,haps the blest, approach, 'is for, the City to use both to whatever <br />extient possiblie..1 The combined, wisdom may permit us to plan out <br />01 L <br />the redevelopment within somewhat, more specific parameters, thereby <br />i <br />allowing the City to pursue the redevelopment potential with a <br />sharPlier f oclus . <br />However,i we need, tol remind oursielves that marketing studies do <br />not ,Make things happen, nor do they necessarily correlate to <br />a <br />'Pictual market focus in a particular time or location. <br />it is relcoimmended the City retain one of the several independent <br />0 a 9 <br />marketing filrims to slit,udy, 'the market potential of one of these <br />areas . That f irst area may be proplerty 'immediately north of <br />County Road, "C",, between Fa,irview Avenue and i-35W. <br />
