Z�� MjAft-kM �Ljilll` <br />lb <br />Ti 7 May 1986 , <br />TOO <br />City Planning Commission and City Council <br />FROM: Howard Dah1gren <br />0 <br />RE* Amendm�ent to Zoning Ordinance Regarding Residence for <br />Watchman <br />At this ti'me,, we have a, riequest from th�e delvellopler of a new self-service car <br />wash with an office structure an the second floor to be constructed on <br />Lairpenteur Avenue to allow a slinglie relisiWential unift on the, second floor for <br />the wlatchman/mainag�er of the car, We have no problem with this <br />proposal, as to land built the ordinance does not provide for such a mixed <br />usie.1 <br />We suggest for the Planning Commission and Council's consideration the <br />amendmient of the zoning ordinance to allow a "dwelling unit for watchmentif <br />as either an accessory or a special, use in business districts.1 <br />The develloplers of the car wash/office structure have constructed a similar <br />development in St. Lou-is, Park, including a unit for, the watchman/manager. <br />They note, that this arrangement, has worked extremely well and would like the <br />opportunity to duplicate a similar arrangement in Roseville. <br />Perhaps, if security problems continue to grow as they are in some parts of <br />Amie,ri,ca,o the option of maintaining a resident on premises may be more <br />frequently pursued in the future. <br />
