The applicant has
I
submitteidli a sita, teiment signed by sixteen land, • owners in the immediate
area, many, of which are on F'ry StreeL Attached is a copy of this
statement of approval for y+ nformation.
3, The applicant has also submitted a series of sketches indicating the
layout of the three uniats within the structure. An overall site plan of
the structurlel has not been su mmit, ted.
4a We suggest that members of the Planning Commission and Council may
wish to view the site to ascertain the site condli,ti,ons related to this
triplex development.
5e The application is to rezone the land from R-2, to R-4. The R-4
District permits three or four unit structures on the site. The land
area required for the R-4 District is 1, 5,00 square feet. The land area
for the site is 12,,OI92,.85 square feet, the lot, being 87.25 feet by 138.60
feet.
fil Though it isil riegrettable that the third, unit was added to the structure
without, the benefit of appropriate permits or appropriate zon-Ing, it
would appear tihati conversion has not had a negaitive impact on the
1h
immediate neighborhood. It seems appropriate tha,t the City either
® the adaptation or requirie tht it be renovated to accommodate
only the two units that the current zoining (R-2) allows.
