<br />The total, premises to be leased by the Lessee is depicted on Exhibit A attached
<br />hereto and made a part, hereof by reference ("the "'leased premises").
<br />Term: To have and hold the leased priem,ises for a term beginning on

<br />Utilities- and Servic es: The Lessee shall, pay the cost of all utilities and
<br />servilces, serving the leased pre-m- i0ses, including without limitation all electric power,
<br />water, heating fuel, sewer,, trash disposal and air conditioning, of any. Lessee shall
<br />also be responsible to, perform, and pay, the cost of' all maintenance of the outside
<br />grounds, snow removal, parking, and custodial, service for, the leased premises.
