The developers proposal of having an <br />above grade piond did, not, prove to be feasible. This was because of the need to have <br />the pond low eniough to receive waters from the, sur-rounding land,, other than the <br />TANURB, si ite. <br />a <br />�On the pil,us s ide is the fact that the tax increment area would be more intensely <br />utilized and the fact, that, the TANURB owners, have offered to maintain the pond after <br />its completilion. Because the acre of land will not have to be acquired for right-of- <br />way purposes,,, the added cois-t in the construct ion are more than offset.
