The piroI erty in question is a DaiiTy Queen site across Lexington Avenue <br />P W <br />from the Lakie Josephine Ramsey County beach and park area. sey County <br />also owns the land to the sou,t,hp which is primarily a natural wetlands <br />preservation area. <br />41 <br />The, property was devielloped in, the early 60s with a Dairy Queen building <br />near the eiasterly end of the priope,rty'.1 The applicants now propose to add <br />MI & <br />a drive-through p p addition on the northerly side of the structure* <br />di <br />Thi's development proposal, is similar to that which was recently approved <br />by the Planning Commission and Council on the Rice Street Diary Queen <br />site near McCiarron"s Lake. <br />I <br />'The plan as drawn, will work, only if the, southerly access drive is used as <br />3* <br />an entrance only. The proposed, signage for the site as indicated on the <br />0 <br />siitIle plant however, does not make this, clear. the Ordinance allows for <br />111 0 0 <br />access and egress directional signs at a maximum size of 4.5 square feet. <br />Such signs could be Uzed tio delineate the,, entrance and ex3[t locations. <br />The plans as <br />drawn do, not indicate, any additional landscapingg <br />which we <br />think icoluld <br />be helpful towards <br />a <br />improving the aesthetics of <br />the site. <br />P e rhap Is this <br />di 411 <br />is more Important <br />- <br />on this site because of its <br />relevant <br />liociation to the park development <br />to the west and south. Towards <br />this end, <br />6 <br />it would be <br />helpful if members <br />of the Planning commission and Council <br />0 - <br />could view the sitei in the context of' the development proposal. <br />5e Perhaps there is a limit to how much we can expect based on the minor <br />improvements being made to the builditng Howevert, we feel that 'it is in <br />the City's interests (and the landowner's as well) to make this an <br />attractive, site so it will be an asset, to, this area of the City. <br />
