<br />Dear Mr. Lloyd -
<br />I'm writing to oppose the establishment of a pawn shop at the corner of Snelling and
<br />S,killman.
<br />As a 25 year tax-paying resident of a home les,s, than 1, mile from this location I have serious
<br />concerns, about how a pawn shop will affect both the value of our property and the quality of
<br />life in our neighborhood.
<br />A quick internet search revealed 1,37 pawns,hops, in Minnesota (www. Ipawinshopl st in s . co None
<br />of those was in one of the s,uburbs, immediately surrounding Roseville, or those s,uburbs, that
<br />Roseville might most readily be compared to (or hope to be compared to.) For example there
<br />were no pawns,hops, listed in St Anthony, Arden Hills,, Vadnais, Hei hts,, Little Canada.,
<br />Maplewood., Shoreview., White Bear Lake, Columbia Hei hts,, New Brighton or Robbins,dale. There
<br />were none listed in Apple Valley, Bloomington, Burnsville, Edina, Inver Grove Heights, or
<br />Woodbury. There was 1, listed in St Louis Park (although it was, called a "Jewelry and Loan")
<br />and 1, listed in Roseville (Patin America).
<br />Regardles,s, of the understandable desire on the part of pawn shop owners, to position
<br />thems,elves, in "respectable, middle clas,s, neighborhoods" language from a pawn industry
<br />webs,ite), it's, clear that most middle to upper-middle clas,s, neighborhoods, have not Chosen to
<br />welcome pawn s,hops,. Ironically, the pawn shop indus,try's, own webs,ite, dedicated to refuting
<br />the ne ative ima es, of pawn shops, provides, clear evidence that pawn s,hops, do in fact have a
<br />ne ative ima e. The site quotes, multiple television s,hows, and newspaper articles, about the
<br />ne ative impact of pawn s,hops, on neighborhoods,. Offering contrary opinions, doesn't change the
<br />fact that all of the quoted sources, presented and reinforced a ne ative ima e of pawn shops,.
<br />Clearly, that ima e is pervasive enough that it will affect property values, of surrounding
<br />homes, and bus,ines,s,es,.
<br />As an inner-ring suburb with older housing stock Roseville will increasingly have to work
<br />hard to maintain it's, ima e as a nice middle clas,s, community. Roseville already has 1, pawn
<br />shop more than any of the other s,uburbs, s,urrounding, us,. I strongly oppose the addition of
<br />another one
