Attachment G <br />I M. Park Dedication Fee. The park dedication fee for this Plat shall be $,65,000 and shall be paid to the <br />2 City of Roseville upon or prior to the execution of this Agreement. The park dedication fee is based <br />3 on 5% of the fair market value of the single platted lot and excludes the value of the Outlot. The <br />4 park dedication for the Outlot will be collected when it is platted in the future <br />5 N. License. The Developer hereby grants the City, and its agents, employees, officers and contractors a <br />6 license to enter the Property to perform all work and inspections deemed appropriate by the City. <br />7 The license shall expire after the Plat has been completely developed. <br />8 0. Land Occupancy. No certificate of occupancy shall be issued until the Public Improvements are <br />9 constructed. <br />10 P. Construction Management. The Developer and its contractors and subcontractors shall minimize <br />I I impacts from construction on the surrounding neighborhood as follows.- <br />12 1. Definition of Construction Area. If deemed necessary by the City Engineer, the limits of the <br />13 Project Area shall be defined with heavy-duty erosion control fencing approved by the City <br />14 Engineer. Any grading, construction or other work outside this area requires approval by the <br />15 City Engineer. <br />16 2. Parking and Storage of Materials. Adequate on-site parking for construction vehicles and <br />17 employees must be provided or provisions must be made to have employees park off-site and be <br />18 shuttled to the Prod N ect Area. o parking of construction vehicles or employee vehicles shall <br />19 occur along Walnut Street, outside of the Plat boundaries. No fill, excavating material or <br />20 construction materials shall be stored in the public right-of-way. <br />21 3. Hours of Construction. Hours of construction,, including moving of equipment shall be <br />22 limited to the hours between 7 a.m. and 9 p.m. on weekdays and 9 a.m. and 9 p.m. on weekends. <br />23 4. Site Maintenance. The Developer shall ensure the contractor maintains a clean work site. <br />24 Measures shall be taken to prevent debris, refuse or other materials from leaving the site. <br />25 Construction debris and other refuse generated from the project shall be removed from the site in <br />26 a timely fashion and/or upon the request by the City Engineer. After the Developer has received <br />27 twenty-four (24) hour prior verbal notice, the City may complete or contract to complete the site <br />28 maintenance work at the Developer's expense. <br />29 5. Cold Weather Construction. The City requires that no public concrete or bituminous <br />30 infrastructure be constructed on or within frozen ground. Upon evidence of frozen ground in the <br />31 project aggregate base/subgrade and all concrete and bituminous work shall cease for the <br />32 construction year. No bituminous base paving or concrete pouring will be allowed after <br />33 November I't of the calendar year. Work may be performed after November I't only with the <br />34 approval of the City Engineer, and if permitted such work shall comply with City specifications. <br />35 6. Televising. All storm sewer and sanitary sewer shall be televised, at the Developer's <br />36 expense,, prior to the installation of the aggregate base, concrete curb and gutter, and bituminous. <br />37 The City shall review and approve the televising tapes prior to commencement of the roadway <br />38 construction. All televising media shall be submitted on DVD. <br />39 7. Project Identification Signage. Project identification signs shall comply with City Code <br />40 Regulations. <br />41 Q. Certificate of Insurance. The Developer shall take out and maintain until one year after the City <br />42 has accepted the Public Improvements, workers compensation and general liability insurance <br />Page 6 of 15 <br />
