2 the City's responsibility. The sidewalk will be constructed within the Walnut Street 6'3 right-of-way. &4 b. Sanitary Sewer Construction.* Since the parcel will be divided in to 3 lots, and the 65 existing sanitary sewer main is located at Terminal road on the north plat boundary, it 66 is necessary to construct a new sanitary sewer main to serve the new lots. The 6 7' Developer will construct a public sanitary sewer main extension from the north 68 boundary to the south lot of the plat to serve the lots within the plat. To avoid tearing 69 up the street, this line will be located on a public easement along the east boundary of 7'0 the plat. The sewer main will be owned and maintained by the City of Roseville. 7'1 The private services to the lots within the plat will be the responsibility of the 7'2 individual property owners. 7`3 c. Storm Sewer Inspection and Repair.- The Developer has requested that the City take 74 over ownership of a portion of the private storm sewer that exists on the site. The 7'5 City shall accept ownership provided that the following items are completed to the 7'6 satisfaction of the City Engineer.- i. The pipe shall be televised to determine the condition and if it is in conformance 7'8 with City Specifications. Pipe found to be deficient will need to be repaired or 7'9 replaced to meet current City details and specifications. 80 ii. The structures on the pipe will need to be inspected to determine the condition 81 and if they are in conformance with City Specifications. Structures found to be 82 deficient will need to be repaired or replaced to meet current City details and 83 specifications. &4 iii. The pipe shall be covered by an easement on the FINAL PLAT. 85 d. The storm sewer main will be owned and maintained by the City of Roseville. The 86 private services and storm ponds on the lots within the plat will be the responsibility 8 7' of the Property Owner. 88 e. In order to ensure that the public improvements are built to City standards, we have 89 drafted a Public Improvement Contract that defines the responsibilities involved with 90 the proposed public improvements. The improvements must meet all applicable City 91 standards for the construction. 92 f. Upon completion of the project, the Developer's engineer must provide the City with 9'3 as-built plans. They must also provide to the City Engineer a letter certifying that the 94 improvements were constructed according to approved plans and specifications, and 95 request that the City accept the improvements. When these items are received, the 96 City Council will be asked to accept the improvements. 9 7' g. All costs associated with construction of the new public improvements necessary for 98 this development will be borne by the Developer. A $,2,400 Engineering 99 Coordination fee is required.
