The reasons, for this consideration seemed worthy of further <br />discussion and perhaps, a look at the code as well. <br />1. The buildings, in this area rely on exposure and visibility from Snelling Avenue, not <br />the frontage road. All the current bus,ines,s,es, are along a line that is much to the rear of <br />the proposed Affinity building. Allowing the Affinity building to be so far forward is a <br />dis,advanta e to the bus,ines,s,es, on the other sites, as they will be harder to s,ee from <br />Snelling Just as with a block of houses, where owners, want similar setbacks, those <br />commercial properties, have equality. None is hidden by any other. Placing, the new two <br />story building so far forward of the others,, so different from the others,, is unfair and <br />impacts, them in a way that reduces, their value. <br />2. Each of the other sites, has some of their parking in the front of the building, along <br />the frontage road. Having this building so far forward along a curved road constitutes, a <br />visual hazard to bicyclists,, pedestrians,, and other motorists,. An example of where placing <br />buildings, too Close the street has unintended cons,equences,, is the MGM Liquor store at <br />Lexington and Larpenteur., on the Saint Paul side of the street. It makes, it difficult for <br />drivers, to see the traffic situation at a busy inters,ection. On the opposite side, the <br />Roseville side, the streetlight at the corner has caus,ed enough visual obstruction to have <br />been to blame for some accidents, there. <br />3. There are places, where positioning buildings, Closer to the street can work, such as <br />where people get around on foot or bicycle, and/or where nearby buildings, are similarly <br />positioned; this is not such a site.
