T'h�e captured tax capacity as of th�at d�ate is estimated to, <br />be $6.0,004 $64,207 and the first full year of tax increment is estimated to, be $5)3,911, � $63,801 payable in 2014. A <br />colmplete sch�ed�ule of estimated tax increment from the T'IF'District is shown in Exh�ibit 111. <br />T'hlee estimates shown in this TIF Plan assume thlat affbrdablee reental hlolusin class ratees remain at 0.75% of the <br />estimated markeet valuee, markeet rate reental holusim g class ratees remain at 1.25% of the estimated markeet valuee, and <br />assume a 2.5% ammual imcreeasee in market values. <br />Each year the Colunty Aud�itoir sh�all d�etermine the current net tax capacity of all prolperty in the TIF District. To, the <br />extent th�at th�is total exceed�s the oiriginal net tax capacity, the d�ifference sh�all be known as the captured net tax <br />capacity of the T'IF'District. <br />T'h�e Colunty Aud�itoir sh�all certify to, the City the amount of captured net tax capacity each year. T'h�e City may ch�oloise <br />to, retain any or all of th�is amolunt. It is the City's intention to, retain 100% of the captured net tax capacity of the TIF <br />District. Such amolunt sh�all be known as the retained captured net tax capacity of the T'IF'District. <br />Exh�ibit 11 gives a listing of the various information and assumptiolns used in preparing a number of the exh�ibits <br />contained in th�is TIF Plan. Exh�ibit III sh�olws the projected tax increment generated olver the anticipated life olfth�e TIF <br />District. <br />Section Q Use of Tax Increment <br />Each year the Colunty Treasurer sh�all d�ed�uct 0.36% of the annual tax increment generated by the T'IF'District and pa <br />such amolunt to, the State's General F'und�.
