Department Approval <br />� 74ad&w <br />l <br />REQUEST FOR COUNCIL ACTION <br />Date.- 7-14-08 <br />Item No..- 12.a <br />City Manager Approval <br />Item Description.- Community Development Department Request to Perform a City <br />Abatement for Unresolved Violations of City Code at 511 Hilltop. <br />I BACKGROUND <br />2 • The subject property is a rental property. <br />3 • The current owner is Mr. Timothy Folkenson who lives at 2207 Nancy Place in Roseville. <br />4 0 There have been 6 complaint files regarding this property since the beginning of 2006. <br />Current violations include.- <br />6 Violations of City Code 906.05C.- <br />"7 • The exterior stucco paint is deteriorated and requires repainting most of the building). <br />0 Various window trim boards are rotting and require painting. <br />11, <br />9 • A section of soffit/fascia has fallen off and must be reattached. <br />1 • The guardrail at the garage slab has never received a protective coat of paint and requires <br />"I'll protection. <br />12 Violations of City Code 906.05.G.- <br />1 3 0 A debris/brush pile behind that house must be removed. <br />14 A status update, including pictures, will be provided at the public hearing- <br />POLICY OBJECTIVE <br />16 The City goals within the Comprehensive Plan are to protect and improve property values (Goal 3, 4�, <br />I ��7 and 5; page 6 and, Section 3), and to adhere to performance standards which protect the integrity of the <br />I <br />I housing units and the neighborhood (Policy 6, page 8, Section 3). <br />119 FINANCIAL IMPACTS <br />2 ('-) City Abatement.- <br />2 1 An abatement would encompass the following.- <br />22 0 Repaint the exterior of the structure (stucco and trim), <br />23 0 Approximately - $,6,500.00 <br />24 0 Replace missing fascia/soffits.- <br />25 o Approximately - $,500.00 <br />Page I of 2 <br />
