The following sections provide a summary of the proposed <br />development and associated environmental conditions and anticipated investigation costs required at <br />the Site. <br />=-- Is] 4 - = <br />The current proposed design includes the construction of the following as part of the initial phase of <br />construction: <br />■ One 4 -story office building <br />■ One single-story office building <br />■ Associated paved parking areas <br />Later phases of the project include an additional 1010,000 square feet of multi-story office with associated <br />paved parking. The exact details of the building's design and orientation on the Site are still in the <br />process of being finalized. <br />Environmental Summary <br />The Site was first developed as a farmstead between 1848 and 18816,, and operated as such until the <br />,early 1 ►510s. The farmstead structures were removed from or demolished at the Site in the late-1 1950s. <br />i <br />Hyman Freight rays, Inc. developed the Site as a tractor-trailer repair and terminal facility in 1964, and <br />,operated the Site from 1964 through the early 210010s. <br />(Known petroleum and non-petroleurn-rellated soil and groundwater impacts are located on the Site, <br />and lit is suspected as a source area of a regional chlorinated solvent groundwater contamination plume. <br />The Site is associated with closed Leaking Underground Storage Tank (LUST) and State Voluntary <br />Investigation and Cleanup Program (,SCL) incidents. The SCL is the Minnesota Pollution Control <br />Agency's i(M'IPCA) �rlegistiry of properties at which a voluntary investigation and cleanup (VIC) has been <br />or is being conducted. <br />It is suspected that underground storage tanks l(USTs) are still located in the truck !maintenance building <br />and near the southeast corner of the L-shaped termina'il building. , <br />Celebrating 50 years of growth through service and trust <br />
