Attachment C
0 0 so# 0 0
United. Properties is excited. about the continued. opportunity to work with the City of Roseville in
locating an Applewood. Pointe Cooperative Community on the Cleveland. Avenue site. The
general concept plan was approved. by the City Council during the June 18, 2007 City Council
meeting. The final development plan is essentially unchan, ed. from the plan submitted. in the
general concept plan application and. approval process. We continue to believe that this plan is
ideal for this site and. the City of Roseville for a number of reasons:
COOPERATIVE
The senior cooperative will be a 4-story, 95-unit building. The Cooperative is a "for sale"
property for independent seniors age 55 and. older. The building will have underground. parking
for the owners providing one stall per unit. Surface parking inclu.des 50 ad.d.itional stalls on the
north side of the building.
The community will inclu.de 13 unique floor plans ranging from an 835 square foot one bedroom,
one bath unit to a 1,764 square foot two bedroom with den unit. Cooperative members own a
share of the entire building and. ground.s, and. have a right to occupy a specific unit. Each member
purchases a share in the Limited. Equity Corporation, and. has equal voting status in electing the
Cooperative Board. of Directors from their membership. Cooperative hou.sing combines the
advantages of pride of home ownership with the conveniences of community living.
The exterior of the bu.ild.ing will consist of brick, stucco, and. maintenance -free lap siding. The
roof will be asphalt shingled.- Residents will have no individual exterior building maintenance
obligations. The interior will inclu.de a community room with small serving kitchen, a 2-story
entrance lobby with multiple seating areas, a library, a sun room, game and. craft rooms, and. an
office for the on-site manager. Ad.d.itional amenities inclu.de a guest suite, an exercise room with
sauna, and. a carwash and. woodworking shop. Residents will enjoy a social, interactive, and.
healthy lifestyle.
United. Properties has worked. closely with city staff in developing this community under a PUD
that conforms to city standard.s and. is environmentally sensitive. Many meetings and. discu.ssions
were committed. in ensuring that the prQject does not encroach into adjacent wetlands and. the
level of wetland. enhancements that can be kept. We are proposing to improve hydrology and.
restore wetland. vegetation to improve the overall quality of these wetlands. Special attention was
made to develop a plan focu.sing on protecting the majority of the existing trees around. the
perimeter of the property. Extensive land.scaping was ad.ded. along the north property line and.
throughout the site providing buffering to our neighbors. The ad.d.ition of extensive land.scaping
and. the incorporation of a public trail provide a connection to the wetland. south of our site to
Langton Lake Park were stemmed. from our d.iscu.ssions with staff. We understand. that the
creation of these paths would. need. to be approved. by the City and. the Parks and. Recreation
Committee, but our goal would. be to create an amenity that would. benefit Langton Lake Park
and. our Applewood. community. As detailed. a little further in this narrative, United. Properties
would. be willing to absorb a portion or all of this cost in exchange for a waiver of Park
Dedication Fees. In essence, a portion of these fees would. be used. to improve or create an
extension of the Park.
