Attachment E <br />220 OVERALL DEVELOPMENT CONDITIONS: <br />9.6 Development Review Committee (DRC). The plans submitted for a building permit <br />pertaining to this redevelopment shall be reviewed by the DRC for consistency with this <br />AGREEMENT as well as other applicable City Code requirements, prior to the issuance <br />of a building permit. <br />9.7 Mitigation of Impacts. The CITY and DEVELOPER agree that there are potential <br />impacts created with the hotel redevelopment. Therefore, the following mitigation <br />techniques shall be applied to each of the phases.- <br />a. HVAC Units. All HVAC,, mechanical,, and energy support system structures <br />shall be wall mounted variety for each room/unit and/or within a separate <br />mechanical room. Ground placed units shall also be permissible; must be located <br />between the hotel and pool structure (courtyard area),* and shall be 100% screened <br />from view. For the purpose of this PUD AGREEMENT ground unit screening <br />shall consist a mixture of deciduous and coniferous landscaping. <br />b. Trash Handling. Trash handling equipment (trash and recycling dumpsters <br />and/or compactors), shall be located within the underground parking garage. <br />C. Off-Street Parking. Off-street parking areas shall include hard surfacing <br />(bituminous),, concrete perimeter curbing, and a drainage plan. <br />do Signage. Signage shall be consistent with City Code Section 1010 (Sign <br />Regulations), and require a separate permit. <br />e. Lighting. Parking lot lighting shall be consistent lighting requirements of Section <br />1011. 12 of the Roseville City Code. Lighting of pedestrian accesses and/or patio <br />areas shall be of a pedestrian scale and can be a decorative style. <br />L Storage. Outdoor or exterior storage of any material, equipment, is prohibited for <br />any duration including but not limited to.- junk, pallets, debris, inoperable and/or <br />non-licensed vehicles. <br />go Accessory structures. The installation of sheds or other accessory buildings is <br />prohibited. Outdoor sales and merchandising and equipment for the sale is <br />I <br />exempt from this requirement (requires seasonal sales and display permit). <br />9.8 Site Construction & Security Fencing. The DEVELOPER is responsible for installing <br />construction or security fencing and for its removal prior to occupancy. The exact <br />location of the security fence and entrances must be approved by the Building Official <br />and Fire Marshall,, or designees, prior to the issuance of building or excavation permits. <br />1191 <br />
