Department Approval.* <br />Ova ' 74 W *' <br />REQUEST FOR COUNCIL ACTION <br />DATE.- 9/15/2008 <br />ITEM NO.- 12.c <br />City Manager Approval.- <br />Item Description.- Request for rezoning and Final Planned Unit Development approval for <br />Presbyterian Homes to expand their office building at 2845 Ha line <br />Avenue (PF08-024 ) <br />1 1.0 REQUESTED ACTION <br />2, Presbyterian Homes and Services seeks REZONING and FINAL PLANNED UNIT <br />3 DEVELOPMENT approval to construct an addition of about 27,000 square feet to their <br />,4, existing office building at the comer of Ham line Avenue and Centennial Drive; along <br />5 with additional office space, the proposed expansion would include formal lobbies, <br />6 conference rooms,, staff resource areas,, and space for employee training seminars. <br />7' Project Review History <br />8 0 General Concept approval.- July 28, 2008 <br />9 0 Application submitted.- Aug. 22, 2008; Determined complete.- Aug. 25, 2008 <br />10 0 Sixty-day review deadline.- October 21, 2008 <br />11 0 Project report recommendation.- September 15, 2008 <br />12, 0 Anticipated City Council action.- September 15, 2008 <br />13 2.0 SUMMARY OF RECOMMENDATION <br />14 2.1 Planning Division staff has determined that the proposed Planned Unit Development is <br />15 consistent with the Comprehensive Plan and recommends REZONING the property to <br />16 facilitate the project; see Section 8 of this report for the detailed recommendation. <br />1 7, 2.2 The Planning Division believes that the FINAL PLANNED UNIT DEVELOPMENT application <br />18 is consistent with the approved GENERAL CONCEPT and recommends approval of the <br />19 application, subject to certain condition; see Section 8 of this report for additional details. <br />2,o 2.3 Planning Division staff also recommends approving the Planned Unit Development <br />2,1 Agreement; see Section 8 of this report for additional details. <br />2,2, 3.0 SUMMARY OF SUGGESTED ACTION <br />2,3 3.1 ADOPT AN ORDINANCE REZONING THE PROPERTY from the existing Shopping Center (SC) <br />24 District to Planned Unit Development (P D) with an underlying designation of Limited <br />2,5 Business (B-1) District; see Section 9 of this report for the detailed action. <br />2,6 3.2 By motion, approve the proposed PLANNED UNIT DEVELOPMENT AND AGREEMENT,, <br />2,"'7' pursuant to § 1008.10 (PUD Procedure) of the City Code, subject to conditions; see <br />2,8 Section 9 of this report for the detailed action. <br />PF'08-�024RCA091508 (3).doc <br />Page I of 5 <br />
