FAIRFRITITIM, W.111
H
Community Development Departmen)
To: John Stark, Community Development Director
From: Don Munson, Building Official
Date: 12/12/2006
Re: Westwood Village 1— Exterior Inspection
On November 1712 00 61 BW* Wing Inspector Gerry ProuIx and I inspected the exten* or building
materials of the Westvvood Village I complex. The complex was originally built *in about
1970. The purpose of the inspection was to inspect the condition of the exterior siding and
roofing mat en* als for possible replacement. Eight buildings in all were inspected, 2640 - 2650,.
261618-26761 2678-26,88 2652-2666, 2169110-21696, 27001-2,712,, 2714-2728 and 2730-27314.
Inspection Findings.
The existing siding maten* als are a combination of cedar board siding, Texture 1 -11 cedar
plywood slildm*g, Masonite panels, and, cedar and pine fascia and soffits. Roofing materials
appeared to be lightweight asphalt shingles.
The overall condition of each of the eight buildings was roughly the same; siding and roofing
materials varied on each building with areas of relatively goo d condition to areas of very poor
condition. The following specific conditions were observed on each of the eight buildings-.
* The lower edges of many areas of the siding materials abutting other hard surfaces,
such as where the siding abuts roofing and sidewalks, showed evidence of rot and
decay from the bottom up. Some of these areas had been covered by a batten board
which will actually accelerate deten* oration *in the future.
o Many areas of cedar 'board' siding were showing evidence of drying, splitting,
checking, cupping and warping. Also, nails securing the siding are working their way
out. This allows openings to form between boards which allows storm water
penetration into the wall and a loss of weather resistance which accelerates
deten* oration *in the future.
0 Page 1
