Draft Planning Commission Minutes Attachment G <br />PLANNING FILE 08 -019 <br />Request by Richard and Maureen Cox, 2045 Loren Road, for a Minor Subdivision and VARIANCE <br />to Roseville City Code, Section 1103 (Design Standards) to divide their residential lot and allow <br />side property lines that are not radial to the circular turnaround at the end of the adjacent cul -de- <br />sac street <br />Chair Bakeman opened the Public Hearing for Planning File 08-019; and reviewed the Public Hearing <br />process. <br />Associate Planner Bryan Lloyd reviewed staff's analysis of the request to allow the recombination of two <br />(2) contiguous lots of record so that the common property line would no longer be radial to the adjacent <br />circular turnaround. Mr. Lloyd noted that the residential parcel addressed as 2045 Loren Road comprised <br />two (2) legal lots of record, platted in 1963, with both lots exceeding minimum residential lot square <br />footage requirements. <br />Staff recommended APPROVAL of the requested VARIANCE to Roseville City Code, Section 1103 and <br />the requested RECOMBINATION MINOR SUBDIVISION, based on the comments and findings of Section <br />5; and subject to conditions of Section 6 of the project report dated June 4, 2008. <br />Applicant, Rick Cox, 2045 Loren Road — Owner since 1997 <br />Mr. Cox was present and spoke briefly of his request, following research with a landscape architect, for <br />realignment of lot lines to allow for an easier exchange of land in the future, while preserving several <br />mature trees on the lot. <br />Chair Bakeman closed the Public Hearing, with no one appearing to speak. <br />MOTION <br />Member Boerigter moved, seconded by Member Doherty to RECOMMEND APPROVAL of a <br />VARIANCE to Roseville City Code, Section 1103 to allow the proposed non - radial realignment of <br />the existing property line common to Loren Acres No. 1, Lots 3 and 4, Block 1; based on the <br />comments and findings of Section 6; and subject to condition "a" of Section 7 of the project <br />report dated June 4, 2008. <br />Ayes: 6 <br />Nays: 0 <br />Motion carried. <br />MOTION <br />Member Boerigter moved, seconded by Member Doherty to RECOMMEND APPROVAL of a <br />RECOMBINATION MINOR SUBDIVISION of the property at 2045 Loren Road; based on the <br />comments and findings of Section 5; and subject to conditions "b" and "c" of Section 7 of the <br />project report dated June 4, 2008. <br />Ayes: 6 <br />Nays: 0 <br />Motion carried. <br />
