Staff engineers i I ndicated at the last Planning Commission meeting that some <br />problems remain to be solved with respect to grades and drainage easements. <br />S <br />ince that time, as instructed by the corm ssion, these problems have <br />been resolved with the applicant's engineer neer and the engineering staff, <br />Mr. Drown, Assistant City Engineer, will be prepared to comment on these <br />solutions at the Planning CommIssion meeting, <br />3. The Plat includes an additional 16.5 feet of dedication far right -of -way <br />for Dale Street (on the east side of the plat) . The original plat (Stubber <br />Addition) had included an additional 16.5 feet of right-of-way on the <br />easterly side of Dale Court. This was done at a time when Dale Street <br />functioned on the Dale court right�of-way (prior to the reconstruction of <br />Dale Street straight north and south on the east side of the property) . <br />Dale Court now being a minor inor residential street, the original 66 foot <br />right-of-way would be more than adequate. This means that 'it would appear <br />appropriate to vacate the 16.5 feet of right-of-way previously dedicated <br />in the old plat along the easterly side of Dale Court. Therefore, -it <br />would appear appropriate for the applicant to request the vacation of this <br />16.5 feet, thereby allowing additional lot depth to Lots 21 3, and 4 <br />fronting on Dale Court. This vacation action could take place after <br />preliminary approval of the plat inasmuch as its only affect would he the <br />increase in lot depth to these three lots,, <br />
