The property in question has 103 feet of frontage on Hamline AvenAue and a <br />4 <br />frontage of 160 feet on Belmont Lane, The existing hcffne occupies the <br />easterly portion of the lot and will be located on a new lot with 103 f eet <br />of frontage on Hamline and 84 feet of frontage on Belmont Lane. The <br />remaining westerly 76 f eet would cre'a'te a new developable lot with a depth <br />of 103 feet. <br />Attached is a sketch submitted by the applicant indicating the location <br />of the existing home as it relates to the corner lot.. <br />2. The normal standards for the development of new lots in the City as <br />established in the zoning code, is 100 feet of frontage for a corner lot <br />and 85 feet of frontage for interior lots (not on a corner) The lot <br />area standards are 12,500 square feet for a corner lot, and 11j000 square <br />feet for an interior lot. In this case, the corner lot frontage would be <br />84 feet (the smallest dimension on a corner lot) with a lot area of 8,704 <br />square feet. The interior lot (westerly portion) will have 76 feet of <br />frontage and a land area of 7,873 square feet. <br />3 Though the proposed lots do not meet the standards, it has been the policy <br />of the City in the past to consider lots with less than the prescribed <br />frontage and lot area, if such lots are reasonably in scale with lots <br />in the area. You will notice that the lots across the street (Belmont Lane) <br />in .this case have frontages of 75 feet and 65 feet (the latter being the <br />corner lot) . You will notice these dimensions on the attached copy of <br />the section map of this area of the City. In this case, the lot depths <br />are 103.63 f eet. Though this depth is not as deep as other lots in the <br />area, lots with 100 feet of depth have been developed in some areas <br />in the City in the past. <br />4. The applicant has also submitted a list of signatures of persons residing <br />at 13 residences in the area. Though the petition doesn't say so, we assume <br />that these persons have signed this list indicating their approval of the <br />subdivision. We had suggested to the applicants that they sollcit the <br />advice of the contiguous property owners in their consideration of the <br />proposed d1vision, as requirnd by the City Ordinance when a subdivision of <br />
