The property in question is contiguous to the townhouse development north <br />of County Road C. The property is located at the intersection of County <br />Road C and Western with a frontage of 100 feet on Western and a depth of <br />135 feet on County Road C,, <br />2. The applicant proposes to construct a duplex on the property and therefore <br />requests rezoning from R-1 to R-2. The size of the site is in conformance <br />with the minimum requirements for a corner lot for a duplex occupancy,, <br />Attached is a copy of a letter from the applicant to the City indicating <br />his reasons for the rezoning. Also attached is a copy of a petition signed <br />by a number of number of property owners in the area indicating their <br />approval of the proposal. The location map attached indicates the <br />property in question, with the lot shaded in black. The cross-hatched <br />lines indicate the properties where the owners have indicated their <br />approval, <br />3. It has been the policy of the City in the past to consider the development <br />of duplex lots in isolated locations throughout the City where there <br />appear to be sufficient reason for the development of such lots for <br />duple - Xes rather than single family housing. The lot in question, of <br />i <br />course, s somewhat less desirable for single family purposes inasmuch as <br />it is located at the intersection of two major thoroughfares in the city. <br />4. The applicants has submitted a site plan indicating the proposed location <br />of the duplex unit on the site conforming to Ordinance setback requirements, <br />A copy of that drawing is attached. <br />Perhaps of equal importance to the location, is that of the design of the <br />unit itself. The applicant has not submitted the design to the City as <br />of this point in time. The Planning Commission and Council may wish to <br />question the applicant regarding the proposed unit inasmuch as the design <br />could have considerable impact on its effect on contiguous properties and <br />its general acceptability on this site. <br />
