2 September 1961
PLANNING REPORT
.ASE NUMBER# 81 =1331
-APPLICANT: .Hess Kline
LOCATION. West- of Long Lake Road, Between County
Road C and C -2
ACTION REQUESTED * Vakianc a to Sigh Size
r -
PLANNING CONSIDERATIONS
1 The applicant has purchased an existing Fiat agency in the Metropolitan
Area and has added that line of car manufacturer . to his Volvo agency on
Long Lake Road, A previou's variance- was approved to allow the construction
of a "Kline Volvo" • sign on the south side of the building. You vi1l note
that this sign does_ not face the street, but is visible from Long Lake Road
inasmuch as the parking area serving the building is on the south side.
2, When initially discussed with the staff, the applicant proposed to put
the Fiat sign above the overhead . door , betw' een the words "Kline" and
llvolvo'p -s This would have placed it out of line with the other letters,
and we therefore suggested that it would be mere- appropriate to place
the sign under the Volvo as currently proposed.
The new sign is 100 square feet in area and thus, an additional variance
of loo square feet would be required.
3. The ordinance states that a sign on a building, fronting on a major
thoroughfare (Long Lake Road) , can be loo square feet or four percent
of the building area on which the sign is placed. Four percent of the
building area is 151 square f eet . In addition, the sign may be enlarged
one -half square foot for. each foot of distance the sign is placed from
the center of the roadway. This would add an additional - 2 square feet
producing a total sign allowance of 234 square feet, Thus, the sign as
located can be 2.3 times the loo square feet normally allowed -, if the- sign
were placed on the front of the structure. The total sign in this case
will be 500 square feet with the additional of the proposed loo square
foot sign. It would appear, however, that given the existing location
and size of the original sign on the structure that the proposed addition
would be reasonable.
4. The applicant has applied for and received a temporary permit (3 o days)
from the Building Department. This was dome with the understanding that
if the variance is not approved, or modified, that the sign would have to
be adjusted depending upon the outcome of the variance application
