2 September 1981
PANNING REPORT
CASE NUMBER: 81 -1309
"APPLICANT : Sam Cave
LOCATIONS North of Brooks -Avenue, East of Fairview -
Avenue
ACT I oN REQUESTED: Rezoning from R-1 to R-6
Preliminary Plat Approval
Special. use Pe it for PUb
i
T
PLANNING CONSIDERATIONS
We met with Sam cave this east week -to review the additional engineering
requirements relating to the submi sslon of his Preliminary Plat." Mr . cave
anticipates his engineers completing the grading, grater, sewer, and storm
sewer plans prior to the Planning Commission meeting He hopes these plans
will be received in time for the staff to review the results and submit
a report to the Planning Commission at the meeting,
Mr. Cave also indicated that plans for redevelopinq the land continue to
progress, though results are not likely to. be immediate. As you know, he
is requesting that action be taken ors the Preliminary Plat for residential
purposes in the meantime, He has suggested, that his ability to finance
the continued carrying _ o f the land would be enhanced 'if the 1 a nd were
platted. He further indicates that this would not have an effect on the
value of the land as far as his relations'hips with other landowners are
concerned, inasmuch as they have agreed upon a formula for equitable
distribution of the land sale assets,
With respect to the proposed rezoning and development of the three tri-plex
sites off Fairview Avenue, we suggest that the plans, prepared represent a
more logical basis for development compared to comrnerc ial development on
Fairview or single family lets.
A question of whether all the land should be redeveloped can best be
evaluated at such time as a specific development proposal is presented.
Tax advantages or disadvantages can then be evaluated, as well as impact
on contiguous properties,
IE
