Rezoning from R-1 to R-6 <br />Prellminary Plat Approval <br />Special Use Permit for PUD <br />PLANNING CONSIDERATIONS: <br />1. We met with Sam Cave this past week to review the additional engineering <br />requirements relating to the submission of his Preliminary Plat. Mr. Cave <br />anticipates his engineers completing the grading, waters sewer, and storm <br />sewer plans prior to the Planning Commission meeting, He hopes these plans <br />will be received in time for the staff to review the results and submit <br />a report to the Planning Commission at the meeting. <br />Mr. Cave also indicated that plans for redeveloping the land continue to <br />progress, though results are not likely to be immediate. As you know, he <br />is requesting that action be taken on the Preliminary Plat for residential <br />purposes in the meantime. He has suggested that his ability to finance <br />the continued carrying of the land would be enhanced if the land were <br />platted. He further indicates that this would not have an effect on the <br />value of the land as far as his relationships with other landowhers are <br />concerned, inasmuch as they have agreed upon a formula for equitable <br />distribution of the land sale assets. <br />2, With respect to the proposed rezoning and development of the three tri-plex <br />sites off Fairview Avenue, we suggest that the plans prepared represent 'a <br />more logical basis for development compared to commercial development on <br />Fairview or single famlly lots. <br />A question of whether all the land should be redeveloped can best be <br />evaluated at such time as a specific development proposal is presentedO <br />Tax advantages or di <br />
