I
2 September 1981
PLANNING REPORT
CASE NUMBER: 81-1309
APPLICANT: Sam Cave
LOCATION: North of Brooks Avenue, East of Fairview
Avenue
d
ACTION REQUESTED . Rezoning from R-1 to R-6
Prellminary Plat Approval
Special Use Permit for PUD
PLANNING CONSIDERATIONS:
1. He further indicates that this would not have an effect on the
value of the land as far as his relationships with other landowhers are
concerned, inasmuch as they have agreed upon a formula for equitable
distribution of the land sale assets.
2, With respect to the proposed rezoning and development of the three tri-plex
sites off Fairview Avenue, we suggest that the plans prepared represent 'a
more logical basis for development compared to commercial development on
Fairview or single famlly lots.
A question of whether all the land should be redeveloped can best be
evaluated at such time as a specific development proposal is presentedO
Tax advantages or di
