5 August 1981
PLANNING REPORT
CASE NUMBER:
APPLICANT
LOCATION:
9
1309 -81
Sam cave
North Brooks Avenue, East of Fairview
Avenue
ACTION REQUESTED: Rezoning from-R-1 to R -6
Preliminary Plat Approval
Special Use Permit for PUD
PLANNING CONSIDERATIONS:
:
Z. As you all know, this item was tabled at the last Planning commission
meeting at the request of the applicant, Sam Cave,
2. We have discussed the situation with Mr. Cave as of 30 July, and it
appears that Mr, cave has made substantial progress toward evolving a
method of redeveloping the land, He indicates he has had a. number of
successful meetings with the neighbors resulting in a formula for
renumeration to property owners and specific uses for the property. Mr,
Cave indicates that he would prefer to proceed with the residential
platting of the land in the event he is not able to accomplish his
plan objective, which is apparently shared by most of the neighbors. He
further indicates that he will have a specific design proposal for that
portion of the land proposed to be rezoned to R-6 for the development of
a pair of tri -plea units.
3. we suggested to Mr, cave that he ma Y wish to explain to the Commission
members at the 5 August meeting the status of his program with the
neighbors and that of his current request for a rezoning and platting to
the extent that he can reveal at this time. It may be that identification
for publication purposes of specific end uses of the land ( if redeveloped)
may be inpru, dent at this time. It is fairly obvious, however, that
Mr. Carve has devoted a great deal of time and effort toward evolving
workable solutions and is willing to answer questions of the Planning-
Commission and council to the extent that he knows the answers
