We suggest, therefore, that the Planning Comm i s s ion and Council may not <br />want to hake a decision with respect to the current application until such <br />time as a Public Hearing is held on the rezoning to Limited Business for <br />the Fairview frontage which will occur at the next Planning Co fission <br />meeting. It would be useful, however, in our opinion, if the Planning <br />Comission were to conduct a constructive inquiry with the effected <br />residents in the Fairview Hills Plat regarding their desires relating to <br />commercial or single family- development. <br />8. If the Planning Commission Chairman so desires, it may be appropriate to <br />announce this change in plans on the part of Mr. Cave at the beginning of <br />the hearing, so as to channel the discussion toward the choice between the <br />single family develolpaent versus the commercial redevelopment concept. <br />9. Where may also be opinions offered on the wart of single family homeowners <br />to the north (on oakc�rest) regarding the pro f ection of the street northerly <br />from the Cave single family plat through to oakcrest. In this area, the <br />City owns two lots which were purchased for the purpose of ultimately <br />extending this street northward. The reason for this is that if the land <br />1s developed single family, it will have but a single access from Bruce <br />Avenue off Fairview. If the extension to oakcrest is not made, the <br />result will be 35 homes located on a single cul-de-sac loop. This is <br />in conflict with normal public safety standards relating to access for <br />emergency fire, ambulance, and police vehicles. The City Staff emphasizes <br />the importance of a second access to this neighborhood for your <br />consideration <br />
