7 April 1982 <br />PLANNING REPORT <br />CASE NUMBED: 1363 -82 <br />APPLICANT* Harry Schroeder <br />LOCATION; west of Hainline, East of Christy circle <br />Extended <br />ACTION REQUESTED: Approval of Preliminary Plat <br />PLANNING CONSIDERATIONS: <br />1. A Planned Unit Development has been previously approved for this applicant <br />on this site, consisting of 28 one -story office units of approximately <br />1, o o O square feet. each to be constructed in a -campus arrangement cons i g ting <br />of eight buildings. At the time of the original submission, the applicant <br />proposed to plat individual lots for each office unit,. as is normally done <br />in similar arrangements involving the development And sale of individual <br />residential townhouses, At the time, however, previous to approval of <br />the Planned Unit Development by the Planning Commission and Council. the <br />applicant decided to sell the properties as condominiums" not involving <br />the platting and sale of individual parcels of land under each unit. <br />2, Since that tire, however, the applicant has decided to proceed with the <br />original plan, platting the parcels under each structure into separate <br />lots. Thus, the applicant is now applying for a Preliminary Plat approval <br />providing for 28 individual lots and the platting of the remainder as <br />"common Area", A copy of the proposed plat is attached .indicating a <br />Preliminary Plat with eight blocks (ore for each structure) with Block g <br />covering the remaining land to be held in common by the association, Each <br />of the lots will be occupied by a separate unit in addition to a <br />small area of land to be maintained by the individual lot owners. This plat <br />has been reviewed by the engineering staff and your planner, and we find <br />no problems with respect to the proposed Preliminary Plat., <br />3. The second attached sheet indicates the proposed arrangement <br />for provisions for utilities within the site. The association consisting <br />of the owners of the individual lots are responsible for the Maintenance <br />of the utilities within the site. Mr. Drown informs us that this layout <br />is workable, and that specific engineering details will be agreed upon <br />prior to issuance of construction permits and receipt of detailed <br />engineering plans and specifications <br />4. When the PUD was approved by the Council, it was done so w1th the <br />conditions that staff review the driveway locations on Hamline Avenue and <br />its impact on traffic in the area, and that the staff also review the <br />final landscape plans. our recommendations with respect to both of these <br />
