2 June 1982 <br />CASE NUMBER: 1368-82 <br />APPLICANT: Lexington Holding Company %, <br />LOCATION: Northwest Corner of Lexington Avenue and <br />Larpenteur <br />ACTION REQUESTED: Approval of Special Use Permit for <br />Service Station <br />0:2 Opff kffb"R ,' <br />We have met several times with Iry Margolis and representatives of the <br />Getty Oil Company regarding the removal of the existing service station <br />at the northwest corner of Lexington and Larpenteur Avenues, and the <br />cons tructlon of a new service station. facility offering Getty gasoline <br />on a self-service basis. This type of station, as you know, is commonly <br />replacing many former stations that offer gasoline, oil, and service <br />repair facilities,, <br />2. We believe that the conversion of this station site from the ex ting <br />structure to the proposed will constitute a substantial improvement in <br />the appearance and the function of the facility on the corner, Attached <br />is a reduced copy of a very preliminary site plan indicating the location <br />and access drive. These past weeks, we have discussed this site in far <br />greater detail than has been submitted. Mr. Margolis assured us that <br />the additional required drawings and further details would be available <br />for review and report to the Planning Commission and Council. We are <br />hopeful that such detail WI-11 still be available in time for the Planning <br />Commission meeting on 2 June. <br />3. In accordance with City policy, additional right-of-way dedication will <br />be required on Lexington Avenue in conjunction with the redevelopment of <br />the property and issuance of the%Speclal Use Permit. The existing <br />right-of-way on Lexington Avenue is 33 feet from the centerline, the <br />same as it was in the Township days. Lexington Avenue has, of course, <br />been improved with the curb line within but a few feet of the right-of-way <br />lines on the west side affecting this property. We have requested an <br />additional dedication of 16.5 feet which is not indicated on the site <br />plan submitted. The additional right-of-way has been acquired on Larpentuer <br />Avenue and no dedication is necessary here. <br />4. We will attempt to meet with Mr. Margolis before the Planning Commission <br />meeting, and hopefully will have the additional drawings which Mr. Margolis <br />said would be ready for the Planning Commission and Council hearings,. <br />5. The property is zoned Shopping Center District which also requires the <br />
