This is the last lot in this <br />strip of H -1B property, originally a part of the old Cluek Farm No. 1, <br />sold to the Dayton Hudson Company about 1969-. As you know, this land was <br />platted by Dayton Hudson, and a special zone was set up for the B -1D <br />District, In concurrance -with the City's concept of concentrating the <br />restaurant facilities in the area, this proposal is for a sit -down pizza <br />restaurant with a small proportion of the business for tale --out services <br />2: The application is for approval of the site plan as required in the B -1P <br />District, The total building size is 4 F 684 square feet (approximately) <br />which would require 57 parking spaces in accordance with the City's <br />requirement for 12 parking spaces per 1,000 square feet, The applicant <br />proposes a total of 71 parking spaces, <br />3. Grading and drainage have been reviewed by the Engineering Staff and found <br />to be appropriate in concept form. The layout of the parking and the <br />landscaping works well on the site and meets ordinance requirements. <br />4. .Attached are reduced copies of the site plansr building plan, and exterior <br />elevations. Also attached is a copy of a letter from the applicant to the <br />Planning Co=ission and Counci1.describing their proposal. _ <br />
