2 June 1982 <br />PLANNING REPORT <br />CASE NUMBER: <br />APPLICANT: <br />LOCATION: <br />1370 -82 <br />David Ficek (Naverne Corporation) <br />South of County load D, Westerly of old <br />Highway 8 <br />ACTION REQUESTED: Approval of Preliminary Plat <br />Special Use Permit for Planned Unit Development <br />PLANNING CONSIDERATIONS, <br />1. The property in question consists of 4.3 acres, contigdous to and south of <br />County Road D. and is zoned R -61 Townhouse District, Mr. Ficek proposes to <br />construct 33 townhouse units, which in accordance with the R -6 Zone require <br />a minimum of 4,000 square feet per unit. The land as it has 187 r 308 square <br />feet producing a density of 5,676 square feet per unit. The proposal thus <br />meets and exceeds the density requirements <br />2. Attached is a letter from the applicant and reduced copies of the Site <br />Plant Utilities and Grading Plans, Landscape. Plan, and plans for the <br />structures, <br />We have reviewed revised plans with the applicant over a period of time . <br />coordinating the grading plan meeting the Rice Creek Watershed requireaments <br />with the location of the structures, and access drives. It would appear <br />to us and the City Engineering Staff that the proposed design fits the <br />property well, and provides attractive site conditions for the 33 units <br />proposed. <br />3! The basic unit footprint is 24 feet by 46 feet with approximately 1,100 <br />square footage in living space, two bedrooms, and a double garage, <br />According to the applicant's letter, they are intended to sell in the <br />$75,000 range. The lower level of the units is constructed of brick, <br />with diagonal cedar siding above 'and asphalt shingles. As a Planned unit a <br />Development, the size of the units, exterior materials, the site and <br />landscape places are all an integral part of the PUD submission. Thus, <br />the PUD if approved should be approved on the condition that the development <br />is constructed in accordance with plans submitted. <br />4, There may he a problem with respect to the dedication of right -of -way on <br />County road D. This road is designated by the County as requiring loo feet <br />of right -of -way. Existing property line is 33 feet from the center (a <br />normal two rod public right -of -way on either side of the center line <br />producing a 66 feet county roadway), Thus, there should be an additional <br />li feet of right -of -way dedicated, whereas the plans indicate an additional <br />seven (7 ) feet. Also, the plans indicate a five ( 5) foot asphalt walkway, <br />
