Provide some additions to ' d <br />the present builing for production <br />areas and wholesale distribution operations. <br />C. Provide new surface areas for parking for employees, customers, <br />and for product delivery vehicles. <br />d. Re-landscape the entire property to provide an aesthetically <br />pleasing area for the benefit of the employees and the <br />comunity, <br />4. Though the proposed use of the land does not entirely convert the land <br />to business purposes, portions of the land both on the west end (fronting <br />on Long Lake Road) and the east end (fronting on I-35W) will have new <br />construction for business purposes. On the west end you will note from <br />the attached descriptive material there will be constructed a new office <br />building with provisions for expansion in the future. on the east end, <br />a new addition to the building will be constructed providing for <br />wholesale distribution of welding supplies. It is apparent from the <br />preliminary plan we reviewed that substantial improvement will be <br />accomplished on the entire property. We have stressed to the applicant <br />the need for new hard surfaced areas, curbing, and substantial landscaping <br />to improve the image of the area. We feel that improvements on this <br />property are very iinportant to the future of this part of the it in <br />accordance with the intent of the Comprehensive Plan. It will also be <br />important to the ultimate development of the land to the south including <br />the old Hart Motor Freight site and the single family vacant land to the <br />south of that. <br />5. Unless there are facts unknown to us, it would appear that the proposed <br />amendment is reasonable, and would allow for the ultimate redevelopment <br />of the land in a manner constructive to the Clity and properties in the <br />Immediate vicinity. <br />
