City of Roseville <br />Roseville, Mn. 55113 <br />ke: File No. 1670 <br />December 3. 198.-&-! <br />The site is presently utilized as a motor freight depot or handling center. <br />The existing bung covers an area of approximately 27,180 sq,ft, The <br /># *A <br />breakdown of the building area is as follows: <br />Office Ares 4,740 sq. f t. <br />2 <br />Truck SerVLce Shop 6,120 sq.ft. <br />Dock & Warehouse 16,320 sa.ft, <br />TOTAL 27,180 sq,ftb <br />In addition to the main building there are two small outbuildings, one of <br />which is a scale building and underground fuel storage control, <br />The property is presently fenced by 6' high chainlink fence, The surface of <br />the open areas,of the property consist of concrete, bituminous and gravel as <br />shown on the plan. The area is somewhat unsightly because of the growth of <br />scrub brush, weeds and some disrepair. The building is in need of a new sur- <br />face coating and repairst <br />It is Propobed-%that the property be U'-tilized for two basic purposes <br />I I <br />A. The preparation of various industrial gasses <br />B. The distribution of these products both through a <br />wholesale distributor and through a wholesale pro- <br />cedure by Union Carbide. <br />To accomplish the above, it is necessary to make several changes to the prop- <br />erty as follows: <br />The-proposed Operations Building would include approximately 5,400 sq.ft., <br />basically of office space. Construction proposed is masonry and precast con- <br />creted <br />The proposed additions to the existing building include the display area <br />mpproximatey 1,800 sq.ft. and two additions for industrial purposes providin <br />an additional 9,325 sq.ft.
