7 duly 198 2 <br />P LANN ING REPORT: <br />CASE NUMBER: a 1375-82 <br />APPLICANT <br />LOCATION: <br />Lindig Manufacturing Corporation <br />North of County Road C, Between Fairview <br />Avenue and prior Avenue <br />ACTION REQUESTED: Approval of Front Yard Setback Variance <br />PLAMING CONSIDERATIONS: <br />1. The Lindig Company is one of the oldest companies in Roseville, having <br />been developed at this location originally in 1952, They have maintained <br />.very attractive grounds, adding to the facility from time to time in the <br />past 15 years. They currently propose to add a 7j,000 square foot (possibly <br />as large as 8,400 square feet) addition to the structure for warehousing <br />purposes. The attached site plan indicates the location of the new <br />structure in the cross - hatched pattern. No changes are proposed in the <br />front yard area (contiguous to County Road C), the area where the variance <br />is being requested* <br />2w The Light Industrial Zoning District, to which this property is zoned, <br />requires 'a building setback from the front street of 40 feet, with no <br />parking allowed in the 40 feet between the }wilding and the street, In the <br />remaining portion of the front yard the parking may be within 20 feet of <br />the frontage street, At some time in the past, a parking area was constructed <br />near the southeasterly earner of the structure providing four parking spaces # <br />with the southerly most space being right on the property line, This <br />condition may be due to the fact that County Road C was widened in the <br />past, thereby moving the right -of -way line closer to the parking area. <br />e <br />In any case, the location of this parking area rakes the site non-conforming <br />and before the building can be expanded, a variance is required to "legalize" <br />the location of the parking areas that now exist... <br />3. It is physically possible to replace the four parking spaces by constructing <br />a new parking area near the southwest corner of the site. Mere in an area <br />not in front of the building, the parking would be required to be setback <br />only 20 feet* If this were dome, however, it would destroy a well land- <br />scaped and very attractive yard area on the west and south side of the <br />exi sting building. Though there is a curb cut (servicing an old driveway) <br />off County Road C at this point, one would question whether or not the <br />construction of the parking area in this location would be appropriate or <br />beneficial to the appearance of the site* <br />4. It would appear that it would be reasonable for the Pl annIng Commission and <br />Council to consider the variance in view of moving the property line <br />
