The property has an existing <br />house on the north side of the property within 11,6 feet of the north line <br />The proposal is to split the lot so as to create a new lot with 76.5 feet <br />of frontage on Lexington Avenue and a depth of 156, 08 feet. A new <br />dwelling is proposed on the new lot to be created which would be set ]pack <br />53.9 feet from Lexington Avenue ( in 1 ine 'wi th the existing house), and <br />the 30 feet required from-Shryer Avenue, <br />2. The interior lot size requirement (applicable to the northerly lot) is 85 <br />feet of frontage and 11,000 square feet of land. This lot will have 57,6 <br />feet of frontage and 8,990,2 square feet of land. The corner lot requirement <br />is 12,500 square feet and 100 feet of frontage. This corner lot will have <br />76.5 feet of frontage and 11F940.12 square feet ' of land, <br />The lots to the west of the property on Shryer are mostly 75 feet width. <br />The lots across the street on Lexington (northeast corner of Shryer and <br />Lexington) are 75 feet in width* Thus, the proposed lot on the corner will <br />a 1.5 feet wider than the corner lot to the east across Lexington Avenge. <br />The remaining lot to the north, however, is smaller than those across the <br />street* <br />3. Though the lot to the north is smaller than the typical. 75 foot lot in <br />the area, the alternative 1s to leave the land as it is. Certainlyp the <br />existing lot frontage on Lexington of 134.15 feet is substantially larger <br />than the minimum, It would thus appear that the proposal represents a <br />reasonable use of the land allowing for the construction of a new single <br />family home with minimal impact on contiguous properties or that across <br />the street, <br />
