Southwest Corner of McCarron f s Boulevard <br />North and Rice Street <br />AcTlol REQUESTED.: Approval of variances to Setback <br />Requirements for Building, Parking, <br />and Sign <br />PLANNING CONSIDERATIONS: <br />1 The property in question was formerly operated as the La., Senorita Re <br />sta1lraIlt o <br />prior to that a 3,2 bar and restaurant, The applicant proposes to substantially <br />remodel the interior of the building and the exterior and convert the <br />property to a real estate office, <br />2. The existing structure is not conforming in that it is 25 feet from the <br />north property line and the parking on the east side extends into the <br />public right -of -way whereas a 15 foot setback is required, The pp licant <br />has prepared a plan which is attached on the yellow sheets indicatin <br />existing parking arrangements and the proposed,. Mucci of the P roblem is <br />created by the fact that an additional 17 feet of right -of -way was taken <br />for the expansion of Rice Street leaving portions of the existing arkin <br />g g <br />within the public right -of -ways The staff has worked with the applicant <br />in the attempt to come up with a reasonable parking arrangement and <br />elimination of some of the curb cuts to make the site more workable and <br />attractive, we suggest that the proposed solution achieves that objective. <br />3* The ya(.ppli�cant seeks a variance to the setback to the building on the <br />the building is already there, it mould a ear; that o si t ' v <br />mu <br />gp p x e consideration <br />to this request is appropriate, <br />4, we suggest that approval be considered for the variances to the parking <br />setback in accordance with the proposed s-.te plan. This would involve a <br />variance to allow parking up to the property lute on the north side, and <br />within the public right -of -way to the extent that the parking lot be no <br />greater than 40 feet distance from the front of the building. The latter <br />would be on the condition that the new driveways be constructed with <br />concrete curb and gutter and asphalt as iridlcated on the proposed site <br />plan. Though this parking arrangement does- not conform to the required <br />15 foot setback, it certainly reduces the congestion at the corner, makes <br />the site more attractive, and reduces the access drives to two rather than <br />the continuous curb cuts that exist on the site. <br />
