The property in question is a corner lot with 123 feet of frontage on <br />Sandhurst Drive and 145 feet on Lexington avenue, The property is zoned <br />B -1 and is occupied by a large older house which is being remodeled for <br />commercial purposes over the years. Previous applications for action <br />( including a rezoning some years ago) resulted in the dedication of 49,5 <br />feet of right-of-way from the centerline o f Lexington Avenue ( the Old <br />section line). Lexington Avenu4thas, as you know, been recently improved <br />but does not use a substantial portion of this 49.5 feet <br />2. The applicants now propose to remove the existing structure and build a <br />new one story office building with 3 , So6 square feet., We have been working <br />regularly with the applicant and his builder, and they have been very <br />cooperative in attempting to come up with ax site plan that fits the <br />property well with adequate parking, landscaping, and preservation of <br />existing trees, <br />3. In order to provide adequate parking, it is almost essential to have a <br />variance to the north side of the property (offi <br />i cially the rear yard) to <br />allow the building within ten feet of the line. The contiguous property <br />owner has approved this proposal* 66 <br />4, The second variance deals with the location of,the site which is proposed <br />to be a low ground sign, 4 foot, flinches high, ' set on a slight knoll facing <br />Lexington Avenue. The sign is pr'opo sed to be set back seven feet from the <br />right -of-stay line, which you will notice from the site plan attached, is <br />a substantial distance from the Lexington Avenue paved area. It Mould <br />appear that such a low sign located as proposed would not present an adverse <br />aesthetic affect <br />5+ The other variance is for a turn - around for cars backing out of the easterly <br />most park�ng stall. you will notice that the parking lot itself is set <br />back the required 15 feet from both Sand hur $ t Drive and Lexington Avenue. <br />Again, with the substantial boulevard west of Lexington Avenue, it would <br />appear that this seven foot distance fox the turn - around space would not <br />be a problem, <br />
