The .-property in question is an area ' of unplatted land contiguous... to <br />Farxih ton Avenue on -the west side. The depth of the land is 126 feet <br />(east -twest). . and .,runs f rom the north -side - of a .: 60 foot right�of --way . owned <br />by the City (access to Tamarack Park dedicated by Margolis) to the <br />north side of the lots, north of Roma Avenue, The applicant proposes <br />to divide the land into four lots, plus the replatt ing of a fifth lot <br />froza which a triangular portion is Veing purchased to provide access <br />through the northwesterly most lot.. <br />2. You will mote the disposition of lots as indicated on the attached copy <br />of the surveyor's Preliminary Plat. Lot 5 of the proposal is an e i sti.ng <br />lot from which a portion of land is being purchased. You. will notice <br />that Lot 5 originally extended in a long narrow point along the curve <br />between Farrington and Rona Avenues. It is this point of lanes that was <br />purchased by the applicant (Margolis Brothers) for the purpose of <br />providing access to Lot 40 <br />3, you will mote on the copy of the survey that portions of Lot 4 are Gros s <br />hatched. These cross- hatched areas are restricted from being built upon <br />by private deeed restrictions in favor of the. present owners of Lot 5. <br />4. We have discussed this development proposal with representatives. of the <br />Margolis Brothers on a number of oc cas s i ons and have- recaTmended the <br />acquisition of the triangular portion of Lot 5 as the best solution to <br />the development of the property in question. We feel that Lot 4 will, in <br />fact,, be an excellent -lot for single family purposes, having adequate. <br />building area and access to the. street system. <br />
