tzmano AW—W
4"L
CASE NUM13ER: 1226-79
APPLICANT: Cra-,g Hanson
LOCATION: East Side of Chatsworth, One Lot South
of Roselawn Avenue
ACTION REQUESTED: Division of Lot'
Variance to Side Yard Setback
Approval of House Relocation
M -4 klyl 0
The-property in question has a frontage of 147.33 feet on-Chatsworth
Street, The applicant proposes to divide the prDperty into two lots with
73,66 feet of frontage for each lot. There is an exting single family
-house on the southern portion of the property occupied by Mr. and Mrs.
Robert F. NelsoT.
2. The Reverend Craig H. Hanson, pastor of Roseville Lutheran Church
proposes to move the existing parsonage from 1946 Fernwood (off the Church
property) to the new lot to be created by this lot division. The
existing lots in the area are 75 feet in width and a five foot setback
is required inasmuch as they were platted before the adoption of the
new ordinance in 1959. In new lots divided or platted subsequently to
1959 Uncluding the lots in question) a ten foot side yard setback would
be required. The applicant in this case is asking for a five foot
setback on the north side so as to allow 'the movement of the existing
house on the property. This will allow the donstruction of a garage in
the same manner as exists with the house to be moved. Attached is a
copy of a site plan indicating the proposed location of the house.
3. The Roseville Zoning Ordinance requires approval of a home to be moved,
a
The e I
xisting house s at. 1946 Fernwood, and it -would be helpful if
members of the Planni b ng Commission and 'Co uric il, would view this house.
Attached is a copy of a list of owners who have indicated their approval
for this move.
4, There are, then, three actions to be taken with respect to this proposal
One is the division of the lot, the second is approval of the five foot
side yard s6tback, and the third is approval for the movement of the house
to the new lot. It would seem in this case that each of these is 'a
reasonable proposal,
