The problem Js that the neighborhood is, of course, directly contiguous to <br />County load B-2 and ex s t s as a small island of residential with cqrmerc ial <br />and industrial on the west, commercial on the south, and crercial <br />development on the east. It appears that man of the neighbors s realize k ha L. <br />they would be better off in a better location. Mr. Cave shares these views <br />and has indicated his willingness to cooperate with the neighbors' to <br />achieve these objectives. The total tract could be redeveloped if the homes <br />were to be removed; the tract would then consist of approximately 13.3 7 acres. <br />T <br />The land to the east (behind Audio King and the Anderson Paint Store) has. <br />been planned to extend a road from the rear of that property westerly through <br />the land to Fairview. This would, in our opinion, open up some. very <br />valuable commercial land for which we feel a strong market exists d <br />incentive, however, should come from the homeowners if they desire to make <br />this change. <br />5, In the mean t li me , Mr. Cave has proposed to plat the land for residential <br />purposes. The Commission and council may wish to question Mr,, Cave regarding <br />his desire or ability to hold the land for an additional period of time if <br />the neighborhood appears interested in making the conversion -to the commercial <br />development. Hopefully the neighborhood will be well represented at the <br />Planning Commission and Council hearings so that these a.lternatIve forms of . <br />development can be well explored. . <br />
