App'roval of Preliminary Plat and <br />Rezoning from R-1 to R-2 <br />I This property, as many of you are probably well aware, was occupied for <br />years by-Ahe Markam Family who used the property as a residence and the <br />conduct of a business involving the storage of trucks' on the property <br />for many years, Many years ago, an attempt was made to remove that use <br />through court action which proved unsuccessful. <br />4. We are aware that some of the neighbors in the area (perhaDs a substantia:-, <br />number) are opposed to the rezoning, feeling that they have' lived with <br />the Markam problem a long time, and merit single family homes in the area <br />in question, now that the oroperty is ready for development. <br />5. As you know there is a substantial market for duplex units in the City,, <br />and more and more duplexes are being proposed. <br />6. A substantial part of this market is absorbed 1:�y so-called "empty nesters", <br />parents whose children have grown and they are looking for alter'native <br />housing better suited to their needs. Now that single family homeowners <br />can sell their homes with a tax exemption on the first $100,000, many <br />more flempty nesters" are in a position to purchase units better suited <br />to their needs. <br />74 The preliminary plat as proposed i's set up for a rental condition as <br />much as each unit in the duplex would not occupy a single lot.
