Northeast Corner of Herschel Street and <br />County Road B <br />ACTION REQUESTED: Approval of Preliminary flat <br />Special Use Pe mi t. for 11i Story Building <br />within 145 feet of a Residential District <br />t <br />PiANNIN CONSIDERATIONS <br />The propert in question f ronts on the east side of Herschel Street, and <br />{, north of County Road D ( south of the Rosedale Towers site) _ The applicant <br />:proposes to construct an l'off i ce park" consisting of five structures <br />W . th 'what appears to be a well coordinated design oondept. } Three types <br />of structures are propos6d as indicated on the attached site plan <br />consisting of two, two stem strictures, two split level structures, and <br />one single story structure.: A total of 56,200 square feet of . gross f loor <br />area is proposed with a parking accommodation of 281 cars ( the required <br />amount at five parking spaces per' 1, 000 square feet) . <br />20 '.The structures are designed by Korsunsky-Krank Architects,, Inc and will <br />be constructed of dark brown bray d (on all sides) with bronze glass. <br />Large scale drawings of these proposed structures have been submitted <br />and will be available for reviewe at the Planning Commission meeting. <br />We feel the buildings are well designed and very attractive and will <br />produce a very affective aesthetic solution at this location.. The land <br />is zoned D -1 within which office structures are a permitted use. <br />3.0 ' There is a 50 foot easement on the east side of the property ( contiguous <br />to the rear yards of the single family homes fronting on Midlothian Road. <br />This easement was applied-at the time of the -construction of Rosedale <br />Towers (also developed by Darrel Farr) some years ago. The development <br />plan and plat respects this easement which was designed to protect the <br />single family domes to the east and provide for the retention of tree growth <br />;in this area. <br />4, With respect to the. plat-, you will not there is an outlot A set aside for <br />the drainage pond to provide on -site drainage on the property. we have <br />discussed with the developers the problem of making sure that each of <br />the lots has an undivided interest in this pond so as to now allow this <br />outlot to go tax delinquent.
