You will roc-all that Saar Cave has received development approval for the <br />construction of two, two story office buildings on a tract of land zoned <br />B -1B at the northwest corner of Transit Avenue and mice Street.. The Sign <br />Ordinance allows for two pylon signs of a maximum of 70 square feet plus <br />two 70 square foot signs on the building. Sam proposes to place two <br />pylon signs only along the mice Street frontage. <br />2. In the process of platting this property, Mr. Cave dedicated an additional <br />17 feet of right-of-way on the west side of Rice Street. The parking is <br />set back 15 feet from the new right -of -way line. He proposes to place the <br />two pylon signs 22 feet from the-new right-of-way rather than 30 feet as <br />would normally be required. With' the additional 17 feet dedicated, this <br />places the signs 39 feet from the old right -of -war which was 33 feet from <br />the center line of Rice Street. - <br />3. Under these conditions, we feel that the granting of a vari.anc a from a 30 <br />foot setback to the 22 feet is reasonable, inasmuch as this places the signs <br />so they are not out in the traveled portion of the parking area. <br />4. The signs are apprc imat a ly eight by eight ( 6 4 square feet) with a wood- <br />shingle hood over the top. They will be rustic in appearance with the <br />words "oak wood Square" at the top and a listing of occupants of the two <br />office buildings placed on the site <br />
