PLANNING REPORT <br />CASH NUMBER: <br />Appbl CANT : <br />LOCATION: <br />1194 -7g <br />Ernest Burrows <br />East of Hamline Avenue, One Block South <br />of Willow Circle <br />ACTION REQUESTED: Division of a Lot <br />PLANNING CONSIDERATIONS <br />1 Ernest Burrow of Niemi ec- Burrow have purchased the old Horvath property <br />which has 199,91 feet of frontage on the east side of Hamline Avenue, and <br />a depth of 307 feet, The total ]sand area is '58,428 square feet which <br />equals 1.34 acres. <br />2. A survey of the site has been prepared indicating the location of the <br />existing house as shown on the attached drawing. MrIft Burrows proposes to <br />divide the property into two lots. one lot-would-be occ.upied by the <br />e3tisting home with a frontage of 127.91 feet on Hamline Avenue and a <br />depth of 190 feet. This lot is indicated as Parcel D on the attached <br />survey, and contains 22,612 sguar e f e et or approximately twice the required <br />lot area of 11,000 square feet ., . . <br />3. The remaining lot (indicated as Parcel A) would have 72 feet of frontage <br />on Hamline Avenue and a lot area of approximately 35,816 square feet. A <br />new horse would be constructed on the rear portion of the lot A the lot <br />being L" shaped, This rear area has a depth of 117 feet ( east -west) and <br />a lot width of 189.03 feet. Thus, there is substantial room to glace a <br />single home on the easterly portion of the lot . The 72 foot width portion <br />of the lot, world provide driveway access to Hamline Avenue. <br />4. A substantial portion of the easterly part of the "L" shaped lot is <br />heavily wooded and faces the City park immediately to the east. with <br />this much land area there would exist the possibility of a Planned Unit <br />Development utilizing more land for residential units.. The disadvantage <br />of thisp however, Would be the necessity of cutting down a substantial <br />number of trees which constitutes a significant asset to the site. we <br />suggest that the proposed solution is are appropriate one, min lmit ing the <br />destruction of trees through the development of a single h6 me on the <br />large "L" shaped lot (indicated as Parcel A) on the survey. You will <br />mote from the copy of the attached section map that the north line of <br />Parcel A is contiguous to the rear of four new single family lots off of <br />Willow Circle. The land where Willow circle was platted by the Michels <br />Brothers was- a pasture and thus does not have mature trees on it. The <br />homeowners of these lots will likely desire that as many .trees as possible <br />be preserved when this property is developed. Hopefully, the builder <br />
