ACTION REQUESTED: <br />b <br />PLANNING CONSIDERATIONS. <br />A 1 4 <br />lorthwest of Old Highway 8, Soutfi- <br />if County Road D (see sketch) <br />Approval of Rezoning from R-1 to R-9 <br />Approval of Preliminary Plat <br />Variance to Front Ya <br />Ir rd Setback, <br />1. The property in question consists of 2.94 acres immediately northeast of <br />the City -Pa'rk contiguous to Old Highway 8. To the north is a power line <br />easement contiguous to the townhouse development to the north, The existing <br />single family home is backing up to the property on the northwest side., <br />Q <br />2, Thi's property was shown in the Compreh-ensive Plan for "mixed density <br />development". This would include townhouse developMents or similar <br />multiple structures. The applicant proposes to develop seven lot, six of <br />which would be developed with new duplexes. -The existing single family <br />home woul.d occupy Lot 3 (see attached copy of preliminary plat). <br />3. All of the lots meet or exceed the lot standards of 12,500 square feet o <br />a corner lot and 11,000 square feet on interior lots. I <br />t7 <br />Inasmuch as this land was proposed for a medium range of multiple housing, <br />we feel that the duplex proposal is a reasonable one,, incorporating the <br />existing single family home into a short cul-de-sac serviced directly <br />from Old Highway 8. <br />
