<br />Opportunity Area 1 <br /> <br />Opportunity Area 1 is comprised of five Sites (1-1 through 1-5) located east of Cleveland <br />Avenue and south of County Road C-2. Sites I-I through 1-3 encompass about 10.17 acres and <br />are currently occupied by a truck terminal/service and parts business. These sites are referred to <br />as the Dorso Site. These or similar businesses occupied this Area since the early 1960s. Sites 1- <br />4 and 1-5 will be discussed with the Opportunity Area 2 Sites. <br /> <br />The results of previous environmental site assessment activities that address this Area include the <br />following: <br />. Limited Environmental Site Assessment Report> DPRA> Project No. 5781.0003.0001, <br />July> 2002. <br />. Phase I Environmental Site Assessment, AET, Project No. 03-01578.2814, August 11, <br />2003. (Sites 1-1 through 1-3) <br />. Groundwater Evaluation Report, DPRA, Project No. 5781.0003.0001, August, 2003. <br />. Supplemental Groundwater Evaluation Report, DPRA, Project No. 5781.0003.0001, <br />August, 2004. <br /> <br />Environmental Conditions identified at Area 1 include the following: <br />. Underground Storage Tank (UST) and Leaking Underground Storage Tank (LUST) site. <br />. Use as a truck terminal (vehicle servicing, petroleum products, parts cleaners, floor <br />drains, oil-water separators, etc.). <br />. Septic tank/cesspool initially serviced facility. <br />. Part of Area has been filled. <br />. Staining of parking surface. <br />. Trichloroethylene (TeE) impacts to glacial aquifer near southeast corner of Site 1-3. <br />. Adjacent Minnesota Ponution Control Agency (MPCA) Voluntary Investigation and <br />Cleanup (VIe) and LUST sites. <br /> <br />Additional environmental assessment to be performed may include the following: <br />. Assess UST and LUST basins to identifY magnitude and extent of subsurface impacts. <br />. Assess areas of oil-water separators, drains, underground piping, etc. within buildings for <br />evidence of subsurface impacts. <br />. Assess area of septic tank/cesspool for evidence of subsurface impacts. <br />. Assess fill. <br />. Assess areas of surface staining for evidence of subsurface impacts. <br />. Assess the shallow subsurface soil and groundwater (depths of 0 to 20 feet) in area where <br />solvent contamination, specifically TCE, has impacted the glacial aquifer, and if <br />necessary, assess the glacial aquifer for TCE impacts. <br />. Assess areas that are adjacent to VIC and LUST sites for evidence of subsurface impacts. <br /> <br />
