<br />TWIN LAKES, Roseville, Minnesota <br />Market Assessment & Demand Analysis <br /> <br />Condo-Townhouse Market Assessment <br /> <br />DEVELOPMENT PIPELINE <br /> <br />GV A Marquette Advisors contacted city planners to identify residential development projects <br />tbat are currently under construction, planned or proposed in the Twin Lakes competitive market <br />area. We identify herein a group of projects expected to come online during the short-term <br />(within 2 years), as well as long-term projects, or those still in the conceptual planning stages and <br />tberefore somewhat undefined. <br /> <br />Short-Term Projects (1-2 years) <br /> <br />In addition to the 75 units currently under construction or in pre-construction marketing, <br />we identified another 245 for-sale (non-senior) planned housing units are expected to come <br />online during the coming 24-month period. The short-term development pipeline includes <br />five small projects in the city of Roseville, plus Twin Lakes, along with another large <br />redevelopment project in St. Anthony.
