(AET) has prepared summaries for Opportunity <br />Areas 1 through 5 and 8 of the Twin Lakes Redevelopment Project. The attached figure shows the <br />overall Twin Lakes Area Redevelopment Project as well as the configuration of each of the <br />Opportunity Areas. The summaries are attached. The summaries include brief descriptions of each <br />Opportunity Area, the environmental assessments that have been performed for each Area, <br />environmental conditions identified for each Area, and additional environmental assessments to be <br />performed. <br /> <br />You also requested that we provide an approximate cost analysis for environmental remediation at <br />each of the Opportunity Areas. The estimates of probable costs associated with environmental <br />remediation for Opportunity Areas 2 and 4 are presented below. It is important to note that additional <br />assessment is recommended in all of the Areas and the results of the additional assessments will <br />impact final costs, as will the final design (layout, grades, below grade structures, utilities, ponds, <br />parking surfaces, etc.) of the Twin Lakes Area Redevelopment Project. Final design information, <br />when available, should be incorporated with additional environmental assessments to be performed. <br /> <br />Environmental cleanup will be performed in accordance with a risk based approach based on <br />proposed property use. Cleanup performed in residential areas will be to higher standards than <br />cleanup performed in non-residential areas. The soil remediation technique will likely include <br />excavation and disposal of the more impacted soils at an appropriate off-site disposal facility, i.e., at a <br />landfill. The less impacted soils will be re-used on site below structures, pavement surfaces, etc. in <br />non-residential areas. Other remediation techniques, such as bioremediation, may also be considered. <br /> <br />The estimated costs for environmental remediation presented in the table below are based on <br />environmental information currently available in Opportunity Areas 2 and 4.
