This a�p7�cation was filed severa7 month5 ago, bu� v��e have been wai�ing for <br />compiete site plans, landscaping �lans, drainage plans, and bui�ding p7ans. <br />We F�ave receivec] a�opy of the bui7ding plans cirawn by Reese/Rova, architects <br />for the Fdengate Townhause project in �den Prairie designed in 1975, <br />Nlr. Rv#�er�s -i ndi cates tha� these buil di ngs are to he cor�s-�ruc�ted on th� s <br />site. We have put in a call �o the architects to see whether these plans <br />l�ave been designed �or the site in questior�. <br />2. The engineering department i;�forms us that the engineering has not yet been <br />cor�pleted though,it is in tE�e �rocess of being finalized. <br />3. A landscape plan has been submitted in a single penciled copy, but it is <br />in aur apinian, very �na�equaie to do praper just�ce �o the site_ <br />4. We have received a prel�m�nary plat prepared by Miiier, indicating a <br />division of tF�e land into 23 townhause sites with each site 2Q feet by 40 <br />feet in dimens�vns. Each lot has in addi�ion, a?_0 foot by J.2 foot area <br />for a.n outside pa�io. The rer�ainder- af �he 1and is p�o��ed in a common _ <br />open space. <br />5. Y!e understovd the proj�ct was to be -For rental, but the f��ing of the �lat <br />would authorize sale of the units to ir�div�duai owners. <br />5. �he site measures 285 feet in depth (betw�en Rice Street and Albemarle Stree�} <br />with a fron�age of 335 i`eet along Rice Street and Alberr�arlc. �he site <br />area is approximately 2.9 acres. The pians are �or a rela�ively minimal <br />tvwnhouse development with a single garage �'or each unit. This building <br />plan has been constructed ir� other parts of the Metropolitan area. In eaeh <br />case these were for ren�al units. <br />7. The land is zoned B--1, except for the westerly 32 feet, which is zoned R-2 <br />The land was or�ginal7y }�lanned for an office uui7diny frontin� ar� Rice <br />Street and a� vne time was planned for a multiple dwelling to be ariented <br />towarcls Rice Street. The questian is therefore, one of whether or not it <br />is a�propriate to convert business property to a townhouse development of <br />fairly minimal quaiity. 4!e are somewhat concerned regarding �he ultima�e <br />
