The applicant �as purchased the remaining parcels <br />made a land exchange arrangement with the lot io the north. <br />2. The proposal cansists of the constructian of a cul-de-sac off liamline <br />Avenue and the deve7opment of an adcEitional five lots, making a total <br />of seven lots platted (includina the lois containing the existing homes <br />Qn Ha�mline Avenue). The lot areas vary from 9,400 feei ta 20,100 s�uare <br />feet. The average lot size is 14,544. We believe �hat this arrangement <br />of lots on the cul-de-sac produces the most desirable har�es�tes under <br />th� conditions that exist. The key to the plan has been the arrangemen� <br />wi th the 1 ot oUrner to tF�e north, wherei n hi s 1 ot frantage on I-iaml i ne i s <br />increased by approximately 20 feet in exchange for a port�on of the rear <br />of h�5 lot for the cul-de-sac and for Lat 6. Though the lot frontage <br />on the cul--de-sac is as small as 32 feet, there is amole building snace <br />on each of the lot5 for a single familv residence. The iot with 32 feet <br />of frontage, for instance, has 2Q,10� sguare feet of land. Another lot <br />with 36 feet of frontage (l.ot C) has 12,600 square fQe� of land_ <br />3. LJe feel the proposal as presented is a reasonable and la�ical one for �he <br />division of the land for s�ngle family homes. Rs yau fcnow, there �s <br />considerable demand for single fami�y lots. The Michels Brothers v�ho have <br />plat�ed the land to the south, shawn in this sketch as the L. Berry and <br />B. Anderson land is selling faster thar� if�ey can accormodate the buyers. <br />4. I� a cul-de-sac is not used for- the developmer�t of this land, there <br />eou7d only be a single additionai lot �ronting on Hamline, reducing the <br />total nu�tiber of 1ots from seven to three_ We feel that at this stage, <br />it is important not �o waste the land but to utilize it to its best <br />advantage for ��� accommodation of sin�le fami�y homes in this area of <br />Roseville. <br />
